Capital Investment Appraisal Techniques




This week, our lecturer taught us the various types of Capital Investment Appraisal Techniques. In fact, I am not good in mathematic as I am lazy to memorize the formula. After attending the lecture and seminar conduct by Sam, the modular change me as I understand that mathematics should be doing step by step. First, note down the formulas for Payback, AA&RR, IRR and NPV as the formulas is hard to memorize after that only start the calculation. If encounter something that is unclear, we should focus on it before moving on to the next topic. 

In my opinion, capital investment is a  useful knowledge for investors. For sure, I will use these techniques I learnt to prove to my client their investment is worth or not. Thus,   I will continue to do revision on this to improve myself and hopefully it can help improve my mathematics as well.

Adaptation or Refurbishment?



 Before and after refurbishment 

We plan to demolish the existing building located at Matilda street instead of refurbish it for this assignment before attend the lecture and seminar. In Malaysia, employer tends to demolition the old building and rebuilds a new building in order to achieve client needs.  After attending the class, it change our decision of refurbishment instead of demolish. Why? This is because demolition required higher cost compare to refurbish. Besides that, we discover that the property in Matilda Street still in acceptable conditions. The main reason that affect the decision of refurbishment or demolition is depends on the condition of the building itself.  Building with a lot of defects required high cost to refurbish but the existing building at Matilda street still in acceptable condition which only few defect due to lack of maintenance.
This week lecture and seminar not only enhance my knowledge regarding the factors that affect the decision of adaptation and refurbishment, it also improves my decision making technique.

Sustainable development


In this week lecture and seminar, I have learned about how to differentiate between sustainable development and green building. First of all, let defined what are them.

Sustainable development: "Development that meets the needs of the present without compromising the ability of future generations to meet their own needs." (United Nations World Commission on Environment and Development, 1987)
Green building: Using a process of environmentally responsible and resource-efficient throughout the building life cycle.

Before that, I will mix up the sustainable development with green building and thought both of them are similar. After conducting the seminar and lecture, I have learnt that green building is just a green technology involve in the sustainable development. Sustainable development covered the aspect of  environments, social and economic.  As an example, a sustainable development should encourage the employment rate within the development area I order to fulfil the economic aspect.

A successful sustainable development should take consideration on the people’s needs in current and future. Thus, I have learned how to implement the sustainable development in our proposed development at Matilda street. I should consider on the ascept listed in sustainable development before carry out a development to provide better environment for future generation.

Planning system in UK


During the lecture and seminar in week 4, I have learnt a lot of  planning system, rule and regulation  required during  development of construction  project in Sheffield. It is useful especially in completing the assignment as I can obtain information such as proposal map, Sheffield City Policies and Sheffield Core Strategy through Sheffield city council website. Moreover, I have also learnt the process of submitting the planning permission which able me to complete the assignment. All applications can be submitted online due to several benefits:
§  No printing and postage costs
§  Create site location plan
§  Apply anytime
§  Add any attachments to your submission


As a result,  I am able to decide what kind of building can be developed on that site after attended the lecture and seminar.  Unfortunately, the planning permission in the UK is different with Malaysia which enable me  apply what I have learned in the future especially in Malaysia.
